Duly is a free online property research service for New Zealand buyers. We offer AI-generated reports and assistant answers, property maps, mortgage and ownership-cost calculators, bookmarks, shared shortlists, and notebooks with notes, attachments, and reminders. Reports draw on available public and third-party information; coverage varies by property and source. No credit card is required.

Service Availability

Duly operates online every day, including Sundays. We do not have a physical office or offer in-person visits. Availability and report completion times can be affected by maintenance, demand, rate limits, and third-party outages. We do not guarantee uninterrupted access or a fixed completion time. Human support is asynchronous, not a round-the-clock live service.

AI-Generated Information, Not Professional Advice

Reports and assistant answers are generated by AI and may contain errors, omissions, unsupported conclusions, or outdated information. We do not guarantee accuracy, completeness, currency, or human review of each finding. Reports, maps, and calculator estimates are general information, not legal, financial, valuation, engineering, or building-inspection advice. A missing finding does not mean a property is free of risk. Verify important details with original sources, relevant authorities, and qualified professionals before making decisions.

Report Sharing and Redistribution

You may share and redistribute Duly reports, including report links, PDFs, and emailed copies. Keep the Duly attribution, source references, and AI disclosure with any copy or excerpt so recipients understand its origin and limitations. Do not present AI-generated findings as professionally verified advice or an official property assessment. Third-party source material remains subject to its own licences and terms.

User Responsibilities

By using our service, you agree to:

• Provide accurate property information for analysis
• Independently verify findings and seek professional advice before making property or financial decisions
• Keep your password, passkeys, recovery codes, and account access secure
• Only upload or share information you have the right to use; do not include sensitive personal information in report requests or assistant messages
• Respect other users, access controls, and service limits

Accounts and Report Access

A free account is required to start research. Visitors may see a limited report preview. A verified account is required for complete report details, downloads, report email, bookmarks, shortlists, and notebooks. Assistant previews may be limited; a verified account unlocks full answers. Property reports are public, shareable web content and may be listed in search engines. Any verified user can read a full report, not just the person who requested it. Private notebooks are account-only; shared shortlists and their notebooks are accessible to their members, not to people who merely have a public report link.

Limitation of Liability

To the fullest extent permitted by law, Duly excludes liability for any loss, damage, cost, or expense arising from use of or reliance on its reports, assistant answers, maps, calculators, or other research content, including errors, omissions, and property, borrowing, or investment decisions. You are responsible for your own decisions and independent due diligence. This exclusion also applies to shared and redistributed report copies.

Nothing in these terms excludes or limits rights, remedies, guarantees, or liability that cannot lawfully be excluded or limited, including under the Consumer Guarantees Act 1993, Fair Trading Act 1986, and Privacy Act 2020 where applicable.
